Leasing Agent Showing Instructions

We use buildium platform for all our rental properties. Buildium is connected to Tentant turner a showing coordinator application, that schedules all the showing with prospects.

You will get assigned properties to your profile, you will choose your availability slots. You will be required to work some weekends. Potential tenants will schedule the appointments, your job will be to confirm the time of the appointment with the prospect and show up at the property. You will have to know the basic info about the listing that you are showing. After the appointment you need to follow up with the prospect if they fill the application up (sooner is always better, the better chance for the commission). Tenant turner has all the information about the lead. All the information about lead to the lease process is explained in the video above, please take notes if you have any questions.

*LEAD(YOU)

-Show the property, answer all the questions, explain the application process, give them a link to the application website, or send the link through buildium. follow up within 24 hours.( sooner you follow up, it’s a better chance for a lead to fill out the application)

*APPLICATION PROCESS(OFFICE)

After the lead fills out the application, Smart rental office will screen the potential tenant, if it's approved, the lead will sign the lease, pay sec deposit and 1st-month rent with the office. After everything is signed, you will get a notification from the office that your lead is ready to move in.

*MOVE IN

You are going to need a GREEN tenant approval checklist for a leasing agent

Check the move-in date.

On the move-in date or before you will meet with the new tenant and fill out the move-in form with them, give them keys and welcome package and answer any questions that they will have about the property.

SELF SHOWINGS

On some properties, you will be able to do self-showings (always check with the office)

You need to make sure if the property is clean and ready to show, it needs to have flyers with all amenities in the property.

If you can’t work on the weekend, this is a good way to make your weekend for yourself
