Rent

Rent is due on the first of each month
On the 5th day of the month, your rent is perceived as late, and a $50 late fee is incurred
On the 15th day of the month, a $75 late fee is incurred, and your account is placed into Eviction Pending status, resulting in a $500 legal fee on your account

Lockout

Replacement key available at the Smart Rentals office located at 2301 S. Big Bend Blvd. M-F; 9-5

VIP Service: A Smart Rentals technician service call available 6 a.m.--midnight except major holidays. $75 cash

Pets

Maximum of 2 pets under 50 lbs.
One time, non-refundable fee of $300 per pet.
All pets must be current on shots, licenses and tags according to all local requirements.
All dogs must be on a leash when outside of the apartment.
All animals must be appropriately kenneled when unattended.
Pet waste must be cleaned up both indoors and outdoors.
The tenant is responsible for any damage the pet has caused.

Smart Rentals reserves the right to require the pet be removed or terminate tenancy if any part of this policy is violated.

Pests

Smart Rentals is responsible for pest control for the first 30 days of a lease only. Multi-family units are treated quarterly in the public areas only.

BED BUGS
Bed bugs are very hard to kill and some experts report that bed bugs are reaching near epidemic levels in certain cities and areas in the United States. Tenants are required to take care of bed bugs, and are required to report bed bugs immediately to the Smart Rental.

REPORT TO SMART RENTALS IMMEDIATELY!
Smart Rentals will complete the remediation.
Tenants must vacate the property for 24 hours during treatment.
There will be a charge.

BBQ

No BBQ pits of any kind are allowed on or under balconies and decks.
Tenant is required to have fire extinguisher.
Gas Grill ONLY: Tenant must purchase The Original Grill Pad for use underneath.

SEWER ISSUE

Smart Rentals will send a plumber to determine the cause.
Normal wear--NO CHARGE
Misuse--$200 CHARGE (i.e. foreign objects, excessive grease, dryer lint and dirt in basement drain)

AC/FURNACE

Smart Rentals will send a technician once notified.
Tenant is responsible for replacing the filter every 90 days.
Normal wear--NO CHARGE
Filter or outdoor AC unit not maintained - $150-$250 CHARGE

SMOKING

NO SMOKING. “Smoking” means inhaling, exhaling, burning, or carrying any lighted or heated cigar, cigarette, pipe, or any other tobacco or plant product intended for inhalation. This also includes hookahs and marijuana. “Smoking” also includes the use of any natural, synthetic, or electronic smoking device which creates a vapor or aerosol of any kind. Landlords are not required to permit marijuana smoking on the premises even if a tenant possesses a medical marijuana card.

Smoking will be permitted in outdoor spaces. Tenant(s) must take all reasonable precautions to not cause a nuisance or health hazards to other tenants and will be held responsible if complaints are received.
A breach of this clause by the Tenant(s) shall be deemed a material breach of the Lease Agreement and grounds for enforcement actions, including fines of $100, and/or legal action. The Tenant(s) acknowledge(s) that a breach of this clause shall render the Tenant(s) liable to the Landlord for repair costs due to any damage, odors, or residue caused by smoking.
